Site Analysis & Infrastructure Strategy

Step 01

Full civil feasibility analysis identifying existing service connections (water, sewer, electricity, gas, NBN), easements, rights of way, and title encumbrances, stormwater flow paths and overland flood impacts, earthworks requirements and natural site grades, road access and crossover opportunities, and public domain interfaces including footpaths, kerbs, and gutters to develop strategic infrastructure plans.

Design & Authority Approvals

Step 02

Complete civil design documentation including bulk earthworks plans, stormwater drainage design (including onsite detention where required), sewer and water reticulation design, road and pavement design (for shared driveways or private roads), structural retaining wall systems, erosion and sediment control plans, and traffic management and parking layouts (for multi-dwelling sites) with full authority approvals from councils, Sydney Water, Endeavour Energy, and others.

Utility Coordination & Delivery

Step 03

Full service provisioning coordination including water and sewer connections, electrical supply, metering, and main upgrades, telecommunications (NBN, fibre-optic), gas reticulation and metering, and street lighting (for subdivisions) with direct management of utility consultants and contractors to ensure services are connected on time, to spec, and fully compliant.

Subdivision Management

Step 04

Complete subdivision process management including engagement of registered surveyors, preparation and lodgement of subdivision plans (Deposited Plans), boundary realignments and lot consolidations, community title creation and management statements, strata subdivision coordination (for townhouses or duplexes), title office lodgements and dealings, Certificate of Compliance from service authorities, and 88B Instrument preparation (for easements, restrictions, and covenants).

Construction of Civil Infrastructure

Step 05

Full construction delivery including roadways, driveways, and accessways, kerbs, gutters, and footpaths, stormwater pits, pipes, and outlets, retaining walls and structural landscaping, service trenches and conduits, bulk cut and fill earthworks, and erosion control and soil stabilisation executed to match the aesthetic and functional quality of the development.

Handover, Compliance & Certification

Step 06

Final inspections with councils and certifiers, as-built documentation for all civil works, Work-as-Executed (WAE) drawings, subdivision certificates and title registration, authority sign-offs and asset handovers, and maintenance period management (where applicable) with comprehensive handover packages ensuring all works meet the highest standards of quality, compliance, and long-term durability.
